I have lived in Surprise AZ for about 5 years now and I can honestly say I have seen such amazing growth and change (both good and bad of course) that I had to do a little write up about it. Surprise AZ is located about 45 minutes west of Downtown Phoenix (depending on traffic of course!), and is home of one of the largest growing suburbs in Arizona.
Surprise AZ real estate is a hotbed right now of new development, foreclosures and family orientated homes with a focus on building just the right community. About the Town
The town was founded in 1938 by a real estate developer and state legislator named Homer Ludden, who named it after his hometown in Nebraska. When it was first built the town only had a few houses and a small gas station. Since then the town has literally exploded year after year. Surprise finally incorporated as a city back in 1960 and the population has essentially experienced exponential growth. For the most recent estimates put the town at around 100,000 residents making it no small fry anymore.
Most of this growth can be attributed cheap housing and a family friendly approach to building. Housing was extremely affordable right before the mortgage meltdown that has gripped most of the country. Typical 2000 square foot homes could be had for $200,000 brand new with a slew of upgrades.
I remember literally having to wait in line to get my house due to the sheer demand that existed for affordable housing. However all good things must come to an end and boy did they come to an end with the real estate bust! Most of these homes are now worth much much less than their original purchase prices and the area is gradually declining in growth.
Right now the market has a flood of foreclosures available leading to even lower prices and trashed homes. What remains intact though is the great family atmosphere and nice amenities.
